What is this form?

A Buyer Agent Representation Agreement is…

A legal document that formalizes your working relationship with  a particular buyer agent representative, detailing what services you are entitled to and what your buyer agent expects from you in return. While the language used in the document is formal, home buyers  should view it as an important and helpful tool for clarifying expectations, developing mutual loyalty and most importantly, elevating the services you will receive.

Why should you sign it?

When we create a buyer agent relationship you can expect to be treated like a client instead of a customer. What’s the difference? Clients are entitled to superior services, relative to customers. While the details vary from state to state, and from one buyer agent to another, you can generally assume that being a client means that you’ve formed a fiduciary, or agency, relationship with your buyer’s representative.

What will this service cost?

2. Hire a buyer agent at no cost to you…

In almost every case, home sellers have already agreed to pay a buyer’s agent commission.

Most For Sale by Owner sellers will also negotiate paying the buyer’s agent commission.  If you approach a For Sale by Owner Seller without a buyer agent, two things will happen.

The seller will not give you a break in the price just because they are not using a listing agent and the seller does not know how to handle all the contracts, disclosures, mortgage information and many other related tasks that need to be done in order to get to settlement. Nor are they working on your behalf. Who will be representing you? Who will be constructing the offer to purchase?…I will!

While buyers rarely pay real estate commissions, this is an important detail   to discuss  prior to signing a buyer representation agreement.

A Buyer’s Representation Agreement defines  our expectations, helping you understand what you should  expect from me and what I will expect from you…usually loyalty. As your Upper Dublin, Blue Bell, Horsham and surrounding area Realtor®, I will guide you every step of the way from Viewing all the homes for sale that meet your criteria, to financing options and negotiating your contract in your BEST INTERESTS for the most favorable terms for you. As your  local real estate expert,  I will provide access to search for all the best and newest  homes for sale. I will provide you with information about market value and neighborhood trends so you can make the MOST informed decisions.

How does it work?

4. Agency relationships are based on mutual consent…

While most representation agreements specify time period, they can be terminated early. I offer my clients and…easy exit…from a buyer agent agreement with me. If  I am not doing my job properly and you’re not happy with the service I provide, you  can give me 48 hours  written notice to terminate our buyer agent agreement.
