After your offer is accepted, as your buyer agent I will help you coordinate the activities of service providers and serve as your advocate when working with them. I will make sure these vendors have access to the property and will attend all inspections with you.
Home Inspection…
An inspection of the property, the foundation, and the surrounding environment may be needed to make sure the property meets the standards set forth in your written agreement. If there are issues, or inconsistencies brought to light during this time they will be brought to the seller in the reply to home inspection contingency for either repairs, credits or even the nullification of the sale. Keep in mind that we will be looking for ‘material defects’ in the home. The defects in the home that were not visible at the time the offer was made as well as items that were not honestly disclosed by the seller in the seller disclosure statement.
Got insurance!?!…
Title Insurance: It is recommended you obtain title insurance equal to the full replacement value of the home. This kind of insurance is purchased at closing and protects the buyers in the unlikely event that the title to the property becomes invalid. As your buyer agent I will take care of ordering title insurance. This is paid for as part of the closing costs for the home at time of final settlement.
Home Owners Insurance: Homeowners insurance protects against theft, fire and liabilities. It often includes things such as bicycles, furniture and jewelry and art. This insurance needs to be obtained prior to settlement as part of the mortgage lender requirements. Proof of homeowners insurance needs to be provided to the title company at final settlement.
Flood insurance: Flood Insurance is generally only necessary for flood-zone areas. The federal government issues this kind of insurance.
Home Warranties: Every home should have one…
Warranties for new homes protect against plumbing, wiring and structural defects.Existing home warranties cover things like; major appliances, heating, plumbing and structural problems. They also have additional coverage for things like pools and spa.
I always think about a home warranty like the air bags in my car. I only need them when something bad happens, but when I need them…I really need them and I’m grateful I have them. They are after all…a lifesaver.
There are several ways for you to get a home warranty. One way is simple to purchase it. They are not that expensive and can save a homeowner a lot if needed. As your buyer agent I will make all the arrangements in ordering a home warranty. Another way is for the seller to purchase it on behalf of the buyer. This can be negotiated as part of the sale.
Some homes for sale may already have a home warranty included in the sale. Whichever way it’s obtained, I believe every home should have one. I will provide you with all the necessary information regarding all the different types of insurance and their providers.
Additional fees to expect…
There is only one fee that you may incur as part of working with me as your buyer agent. That is a broker/agent fee for all the office services I provide. This is a one-time fee that is paid at final settlement. This fee will be included in the buyer agent agreement so you will know at the onset of our working together what to expect.
When you think about all the work involved and the many steps and documents needed to purchase a home, you’ll be amazed at how little it cost to have the myriad of services provided for you.
