Usually the day before, or the morning of settlement we will have what’s called a Final Walk Through. The purpose of this is to check that the sellers have left the home in the appropriate manner and with all the functionality that was apparent at time of purchase and inspections. If for any reason something is not functioning as it should it will be handled in a professional manner at settlement.
Almost there…
As the closing date (otherwise known as settlement or close of escrow) draws near contact with the escrow company and your lender is very important. As your buyer agent I will make sure all necessary documents are being prepared and will be delivered to the correct location on the appropriate date and on time. Of course sometimes things don’t always go as scheduled, but the professional involved will ensure that all gets done and your experience will be great. You will receive notification as to what you’ll need to bring to settlement; identification, check, proof of homeowners insurance to ensure the smoothness of settlement.
Time to celebrate…
These days, buyers and sellers don’t even have to be in the same room to close a deal. Thanks to computers, signed paperwork can be delivered overnight to both parties. I prefer and recommend the excitement of being at the settlement, signing papers and getting the keys to your new home. This is not only a joyous occasion, but a great education for the next time.
When a sale is negotiated correctly, both buyer and seller should feel good about the process and each other, allowing them to be happy to attend settlement and wish each other well. Sometimes as exciting as it is for you, the buyer, the seller may have more emotional ties to the property, or perhaps the reason they are moving.
This is a win-win relationship!
