It’s very important to be ‘ready to purchase ‘ when you find the right home.
Get Pre – approved…
The first thing to do is to sit down with a local reputable lender and establish your ability to get a mortgage. Unless you’re paying cash for your new home, you will need a mortgage. A pre approval will show you how much house you can comfortably afford. It is important to stay within your price range when looking for a new home.
Be credible…
The reason I say local lender is that going to an Internet site of an out of town lender does not lend itself to being a ‘tight’ pre-approval for a mortgage. Local Realtors recognize and take note of lenders that have a good reputation. When the time comes for you to make an offer you want to have a credible pre-approval, making your offer look more solid in the eyes of the listing agent and seller.
It is extremely important that at this time you are very honest about the information you will be providing. If you give ‘faulty’ information when completing a buyer financial information, BFI, you could end up being in default later on down the road.
Finding a lender…
If you have a lender you feel comfortable with, by all means use them. If not I will recommend someone that I know will do a great job for you! A pre approval is FREE and in no way obligates you to use that lender. However… using a lender that your buyer agent has a professional relationship with is an asset. Things can and do happen that can be problematic. A good working relationship between the agent and the lender can alleviate those problems and ensure that when necessary, phone calls will be returned and problems will be solved.

Be ready…
The other important way to be ‘ready’, is to be prepared at moments notice to tour a home. I really mean this!
If you think a property is great…so do other buyers. It won’t matter if it’s a buyers market or a sellers market. A beautiful home in great condition will sell fast!
Special properties don’t sit on the market very long. If we find a property like this, you have to be prepared to move forward. This means to move quickly to tour the home and quickly to make a decision to make an offer.
Remember…an offer is just that. An offer.You still have contingencies including home inspections built in to an offer to purchase that will protect you.
