Your dream home…
Now that you’ve found your dream home, it’s time to make an offer. As your buyer agent I will help you determine the offer price by reviewing recent sales of homes that are similar in size, quality, and conveniences and amenities. We will review the homes that are active on the market, pending sales and recently sold homes.
We will look at and talk about the many home buying contingencies and the affect they have on your offer to purchase. As your buyer agent I will consult and advise you how to create an offer that will have your best interests in mind while being a fair offer, preparing the ground work for negotiations.
Making an offer…
After consultation with you, as your buyer agent I will assemble the written contract representing your offer to purchase. This document details what needs to be done by both parties to execute the transaction. It should protect the interests of both parties and will ensure your financial position as the buyer. As your buyer agent I will go over all the necessary forms and disclosures explaining them as we go so that you will feel comfortable with this process. Be prepared…there are a lot of documents that are involved in an offer to purchase, but that’s why you have me, to fully inform you about the importance of each document and their ramifications.
I provide copies of all documents and an original of the offer to purchase for my buyers.
Signed, sealed and delivered…
An offer to purchase is just that. An offer. Until that offer is signed by the sellers and delivered back to the buyers, or buyers agent is it an executed offer. The sellers can and will do one of three things. Accept the offer, reject the offer or counter offer.
