<p>1. If your roof is sagging it might be due to moisture build up under the shingles. If not addressed, this may eventually cause leaks that will damage your homes interior resulting in costly repairs. Homes built prior to 1980 may have an inferior moisture barrier.</p>
<p>Check for clogged drains and downspout and well and leaves and debris in the gutters.  Have your roof checked  and have the gutters and downspout cleaned out seasonally to save you from costly expenses later</p>
<p>2. Check you chimney  for signs of cracking and erosion from the elements.</p>
<p>Check where the masonry meets the exterior wall. Caulking and flashing are inexpensive preventative tools.</p>
<p>3. Improperly installed, or missing shingles is like having an umbrella with holes in it.  It will keep some water out, but eventually&#8230;the water will get in and will cause damage.</p>
<p>Look at your roof for signs of wear. Have missing shingles replaced immediately when needed.</p>

<p>Example: You owe $50,000 on a second lien or Home Equity Line of Credit (HELOC). The bank holding this mortgage, or &#8220;note&#8221;, may ask that the Seller pay 5 to 10 cents on the dollar. In this scenario 42,500 to $10,000 to get rid of $50,000 in debt. That&#8217;s a great deal!</p>
